Preparing Your Home For
The Market
Surprisingly, the general public savvy as they may seem, knows little
about residential real estate. Additionally, few can look at a house,
conceptualize, and see the wonderful possibilities the property offers.
Keeping this in mind will make the job much easier when preparing your
home for market. If you follow my “to do” list, your house will have the
best opportunity to sell quickly and for a higher price!
1. Simplify the space by depersonalizing your home—have little or no
personal décor as personal objects distract a buyer from seeing and
internalizing all that the property has to offer.
2. Neutralize your area so that the house looks as large and open as
possible. You may have outgrown the dwelling, but a cramped feeling is
not what you want to portray. The structure, the total square feet, is
up for sale. Remove all clutter including small appliances from the
kitchen. All countertops should be clear. Empty 2/3 of the “stuff” from
all closets. Get rid of extra furniture—particularly items that block or
interrupt the natural flow of the floor plan.
3. Freshen the home by cleaning or replacing carpeting. Paint goes a
long way to provide a face-lift; but, keep the tones light and neutral
allowing the house look as large and bright as possible. Buy new bedding
and display fresh flowers.
4. Clean, clean and clean again; and when you are finished, go out to
eat.
