Put On The Buyer's Hat
When listing a house on the real estate market, sellers should educate
themselves about the current market conditions as these conditions will
dictate price. Are prices going up, down or remaining the same? Real
estate is all about supply and demand. Right now there is a great supply
of houses on the market and not many pre-approved buyers. If sellers are
to sell their properties for the best price possible in the least amount
of time, they need to put on the Buyer’s Hat” and think like a buyer.
For example, how many houses in the neighborhood are in direct
competition with the one being sold? How does the subject house compare
with others of the same style or price point? Is the home updated with
the latest appliances, colors and styles? If the house has been on the
market for a long time, does the buyer think it is ready for the
“Clearance Rack?” Of those houses available, which ones would give a
buyer the best value for the money? With so many to choose from, which
homes will a buyer place on the “A” or “B” list?
